When I evaluate your home in order to list it, I will complete an Opinion of Value of your home. The Opinion of value will outline the strengths and weaknesses of your home by comparing the market activity of similar homes in your area.
The homes that have recently sold represent what buyers are willing to pay and the homes currently listed for sale represent the price sellers hope to obtain. Also included are listings that have expired which may indicate a value not supported by the market for many reasons such as location, condition of property, or exposure to market. I will explain in detail further when I meet with you.
