new home construction tipsIf you decide to go with new construction, you will need a real estate agent on your side. The builders agent is working for the builder, don’t you want someone working for you?

Many of the same ideas apply with new construction vs. a re-sale home. Ask friends who have purchased new how they like the home they bought and more importantly, if they are satisfied with the construction of the home. Check the builders license status and if they are certified by the National Association of Home Builders.

The builder’s representative wants to sell you a home. You will be thankful that you’ve opted to work with a buyers agent as the builders agent will provide information to you- this is where having a real estate agent expert in new-home construction will help you wade through all the builders information about warranties, road use restrictions, CC&R’s easements, inspections upgrades and rebates, and give the good and the bad of the builders contract.

Market conditions will drive the new home sales just as it does resale. If the builder has lots of houses, his costs will start mounting. This is the best time to buy a new home….right now! We have more inventory on the market than we’ve had in years and the best part-you can actually think about the purchase instead of being rushed into it. The same applies if builders have extra inventory, they will generally be more flexible and meet some of your terms.

Just as in resale, builders will ask for a deposit. If upgrades are ordered, the builder will want money to cover the cost upfront and if you opt out of the contract you may be liable to pay the costs for the upgrade.
